VACATION AND EVENT PROPERTY RENTALS
 
CAL/TEX Realty offers a vast array of vacation homes and condominiums.  Each property is individually owned/Leased and attractively furnished and is complete with linens, towels, kitchen equipment, dishes and utensils, washer and dryer, television with basic cable service, and telephone with local service.  Please bring your towels for beach and pool use.  An initial supply of bathroom soap, toilet paper, paper towels, and trash bags are provided for your arrival convenience.  Any additional supplies needed are your responsibility to purchase.  Occupancy is limited to sleeping arrangements provided for each property.   Each of our Properties are Non-Smoking ONLY (No Smoking allowed in the House and/or Garage).
 
RESERVATIONS: Call our office at (210)304-0070 to check availability and book your reservation. No Credit card accepted. Depending on the Arrival Date, you may be required to Wire Funds or Direct Deposit Reservation and Rental Funds into Real Estate Broker’s Business Trust Acct. You will have the Option of using Chase’s Quickpay feature. Other Payments Options may apply.
 
DEPOSITS:  A security deposit is required with Deposit & Hold Agreement (This takes the property office the Market as “Active”, during the processing of your application). This amount will not be applied to Rents, but held in Broker’s Trust Account, during the extent of occupancy.    Any damages found upon departure of tenant, or extra cleaning required, will be debited from the Security Deposit. Broker will provide tenant with an “Itemization of Security Deposit” document and with balance of Security Deposit, upon receipt of “Move-Out” Inventory and Property Condition Report from Landlord/Owner.
Background Check: An Residential Lease Application is required, with one or more of the following proof(s) of Identification (i.e. Photo ID such as Valid Driver’s License Passport, State Issued Identification Card), to process your reservation of each property.  Landlord/Owner will not rent their property to anyone that is a Registered Sex Offender or anyone that has a Felony in their Criminal Background or has any criminal offense that is Drug Related.  Background Check Fees in the amount of $30 is required ) for each adult (age 18 or older that will be occupying the unit)., to process your reservation of each property. prior to application processing.  
Residential Lease Agreement: After Approval of Residential Lease Application, Principal Tenant will be required to sign a Residential Lease Agreement. This Texas Specific Lease Agreement is meant to protect the Landlord and Tenants rights in regards to short and/or long terms leases of the properties.
RENTAL RATES: Rates are set by each individual owner.  Assignment of rentals and rates are subject to change without notice.    
 
METHOD OF PAYMENT:  Preferred Method of payment is via Chase Bank’s Quickpay Option. This option does not require that you have a Chase account to register and transfer monies utilizing the Broker’s email address of ellis.broker@yahoo.com. You can find more information at www.chase.com/quickpay.  Full payment is due not later than 48 Hrs. Prior to Arrival.
 
CHECK IN & CHECK OUT:  Check in time is 3:00pm. 
 
Key/Access and Directions will be provided prior to your arrival. 
 
Check out time is 11:00am unless previous arrangements have been made.  Additional charges will be assessed for any late check outs. 

Keys must be left at the property in a pre-arranged place. There will be a locksmith charge debited from your Security Deposit if you do not return the keys and Remote Devices. 
 
LATE ARRIVALS:  If you require a later check-in time, please contact the Broker’s staff at (210) 304-0070 for instructions and accommodations.
 
Welcome Packets: Welcome Packets will be provided for you at the property, with some Preliminary Instructions (Gate Access Codes and Location of Keys) provided by phone, email and/or Text Message.  In that Welcome Packet will be some if not all of the items listed below:
 
1.     Welcome Letter with contact names and numbers and location and operation of appliances and amenities provided at the property.
 
2.     Inventory and Property Condition Report – This report must be faxed or emailed to the Broker’s office, not later than 24 hours, as this will eliminate additional charges for damages not caused by you, being deducted from your Security Deposit. Please fax this completed report to (877) 235-2403.
 
3.     Additional Keys, Remote Devices, Access Codes

CANCELLATION POLICY:  Rentals of less than 1 month must be cancelled 15 days prior to your arrival date for a full refund. 
Monthly rentals must be cancelled 45 days prior to your arrival date.  The effective date is noted on your reservation confirmation.
 
PETS:  No pets are allowed in the properties.  If you require a pet friendly property, you must inquire at time of making your reservation.  We have a few homes that will allow pets with owner’s approval for a non-refundable fee.
 
MAID SERVICE:  The homes are cleaned before & after each rental. 
Maid service is available during your stay for an additional fee.
